Maintenance Manager
Job Description:
Key Responsibilities
Pre-Opening & Project Handover
- Coordinate with project managers, contractors, and consultants during final construction and handover stages.
- Conduct inspections of all MEP (Mechanical, Electrical, Plumbing) systems prior to opening.
- Ensure proper testing, commissioning, and documentation of all building systems.
- Identify and resolve snags and defects before operational launch.
- Establish preventive maintenance programs prior to opening.
Engineering Operations Setup
- Develop Standard Operating Procedures (SOPs) for all engineering functions.
- Set up maintenance schedules, asset registers, and inventory systems.
- Implement CMMS (Computerized Maintenance Management System) if applicable.
- Prepare engineering budgets, including CAPEX and OPEX forecasts.
Team Leadership & Recruitment
- Recruit, train, and lead the engineering team.
- Develop duty rosters and on-call procedures.
- Conduct technical training and safety briefings.
- Foster a culture of accountability, safety, and proactive maintenance.
Health, Safety & Compliance
- Ensure compliance with local regulations, fire safety codes, and environmental standards.
- Oversee fire life safety systems, emergency power systems, and HVAC operations.
- Coordinate inspections with local authorities before opening.
- Develop emergency response procedures and crisis management protocols.
Operational Readiness
- Ensure guest rooms, public areas, back-of-house, and critical systems are fully operational before opening day.
- Support mock-up room testing and soft opening readiness checks.
- Maintain strong collaboration with Housekeeping, Front Office, and F&B during pre-opening trials.
Qualifications & Experience
- Degree or diploma in Mechanical, Electrical, or Civil Engineering (or related field).
- 5–8+ years of engineering experience in hotels or large commercial properties.
- Previous pre-opening experience strongly preferred.
- Strong knowledge of HVAC, electrical systems, plumbing, BMS, and fire safety systems.
- Familiarity with local building regulations and compliance standards.
